Basic Recorder Responsibilities As your recorder, I am responsible for all real estate and personal property records for Delaware County. Real Estate records include such items as Deeds, Mortgages, IRS Liens, Mechanics Liens, Land Contracts, Plats, Zoning Resolutions, and similar instruments. Recorders are also responsible for keeping records of Military Service Discharges and we maintain veteran grave locations.

The Recorder is responsible for the indexing of land records, maintaining copies of those records, making the records readily available to the public, and for the collection of all appropriate filing fees. Recording fees are set by the State of Ohio and are the same in every county in the State of Ohio. Surplus fees are generally given either to the County General Fund or the State of Ohio general fund. For a list of Recording fees please Click Here. A digital and microfilm copy of these records are maintained by the Recorder. Once the original documents are processed by the Recorder's office, they are returned to the entity that filed the document. The Delaware County Recorder's office maintains digital records of most real estate documents since 1990 at LandAccess.com. All land records on the website and at the office are of public record per law. Many of the Responsibilities of County Recorders in Ohio are found in Chapter 317 of Ohio Revised Code. The Recorder is not responsible for assessing or collecting real estate taxes. The County Auditor is the Chief Fiscal officer of the county and is responsible for assessing the value of your home for real estate tax purposes. If you have questions about your assessment you may call the county auditor by dialing (740) 833-2900. Property Taxes are collected by the Delaware County Treasurer Dale Wilgus. Social Security Number Warning Before you file any documents in the Recorder's office, make sure the documents do not contain your social security number. Documents filed in the Recorder's office become part of the public record. The Recorder's office has a right to reject documents with social security numbers on them. (Section 317.082 ORC.) While we mask the social security numbers on documents that are online, we might miss some. If we miss one and you find a social security number on your document, please contact our office and we will mask it. Just call (740) 833-2460.
